Land construction is complicated, but can also be the most lucrative strategy, because it relies on the public sector for approval and infrastructure, and because it requires a long investment period without a positive cash flow. Typically, once the subdivision is complete, the developer markets the property to a home builder or other end-user to be used as a warehouse or shopping centre. It may take years to get the project from its initial planning stage through to its full implementation, and there are plenty of challenges that may arise along the way.
